A parking
permit is required before a mobile home is moved from the sales lot.
The dealer is responsible for making sure the permit was purchased. A
copy of the dealerships business license must be presented when the
permit is purchased.

In
addition to the license requirements of the Commissioner Rules and
regulations, any installer performing any installation of a new or used
manufactured or mobile home in the State of Georgia shall first purchase
a permit from the Commissioner. Each installer shall provide any
information required by the Commissioner to obtain a permit. The
installation permit shall be attached by the installer to the panel box
of each manufactured or mobile home upon completion of the installation.

The land
must be zoned for manufactured homes.

You must
have a 911 address assigned by the 911 office (426-5111). A copy of the
assigned address must be faxed to the Building Dept (426-5630).
The address must be posted before starting work! Do not call for
inspection if 911 address has not been posted! We will not inspect it!

Copy of
the plat from a surveyor or a copy of the recorded plat from the Clerk
of Court’s office.

Obtain a
septic permit from the County Health Inspector (Wen Howell 426-5293).
If a septic tank is already there a walk over is required. If on city
water and sewer obtain a letter from Fitzgerald Utilities (Theresa Ash
426-5400). Please try to set up an electrical service account if you
don’t have one already while you are there.

Get a
print out from the Tax Assessors office (426-5147).

Have a
mobile home decal & receipt from the Tax Commissioners office
(426-5144).

Parking,
electrical and air conditioning permit fee is:
$105.00 for a singlewide
$155.00 for a doublewide
$205.00 for a triple wide

If the job
has started without purchasing a permit the fee doubles.

A Georgia
Licensed Electrician is required to do the wiring. You will need a copy
of the license if one is not on file.

A Licensed
Air Condition Installer must install the A/C. You will need a copy of
the license if one is not on file.

Any
additional work such as carports, utility buildings, additions, etc will
increase the amount of your permit.

Installation or setup has to be done be a licensed mobile home installer
(OCGA § 8-2-164). A copy of the installer’s license and business
license is required if not already on file.

The mobile
home must be tied down, blocked, plumbing installed and electric wires
connected. There must be steps in front and in back of the home before
calling for an inspection. Do not underpin the mobile home before
inspection.

A 24 hour
notice is required by the Building Inspector.

All
re-inspections are $25.00 per inspection.
